CDA will auction a wide range of residential and commercial plots in Islamabad from December 22–24, with flexible payments and special incentives for investors.
Three-Day Plot Auction at Jinnah Convention Center
One of the largest property events the Capital Development Authority is preparing to undertake this year is a three-day auction of residential and commercial plots which will take place between the dates 22 and 24 December. Auction will take place in Jinnah Convention Center, Islamabad and it will have a good demand among local and foreign investors.
According to the CDA officials, the upcoming auction is one of the broader plans to open the commercial potential of the prime sites of Islamabad and to raise development funds and new investment opportunity in a period when many investors are seeking safeguarded and asset-backed investments.
What’s on Offer: Commercial, Residential and Farm Plots
Based on the information provided by the authority, the auction will be characterized by a large variety of plots of various types. These are commercial plots in E-11 Northern Strip plots, petrol pump sites and retail spaces within the Blue Area Parking Plaza.
The portfolio also includes several residential plots which afford individual buyers and small investors an opportunity to purchase land in some of the important areas of the capital. CDA has also marketed the event as an opportunity to both the long term investors and the end users who desire to construct homes, offices, showrooms or mixed use constructions in well planned neighborhoods.
Flexible Payment Plans: Start Building After 25% Payment
In order to promote greater inclusion, CDA has come up with flexible payment conditions, which will ease pressure on the buyers at the start. Among the major incentives is that approved building plans will be given out by a successful bidder after paying the first instalment amounting to 25 percent of the price of the plot.
This implies that investors will not be required to wait until they obtain full payment before commencing construction. They are also able to start their design and development much earlier and this fact is especially appealing in terms of commercial projects in which time-to-market and rental income schedules are important. Plots will be given on the payment of 75 percent with the rest being secured on a bank guarantee.
According to the officials, this structure is aimed at serious buyers who like staged payments, which provide them with more breathing room to finance its projects or manage its cash flows and keep the projects on time.
Special Incentives and Dollar Discounts for Commercial Buyers
In the case of commercial properties, the authority has given other incentive to make the auction more attractive. The rebate on the price of the plot will be allowed up to five percent to investors paying fully within one month of acceptance of the bid. The rationale behind this reward is to give an incentive to settle early and increase the development funds of CDA.
Buyers will have another five percent discount in case they decide to pay in US dollars. As a large number of overseas Pakistanis and foreign investors have dollar savings, CDA hopes that this offer will enable them to take part in addition to aiding the inflows of foreign exchange into the country.
Together, these incentives allow a variety of choices: investors are free to use the flexible instalment plan or receive faster payment to access more discounts.
Why the Auction Matters for Investors and the City
Property analysts are of the view that the location variety, flexibility in terms and special discounts will get good interest among both local and foreign buyers. To investors, CDA auctions are usually viewed as less risky deals in that plots are well documented and are situated within scheduled areas.
In the case of Islamabad itself, winning auctions are used to finance the improvement of infrastructure, parks, utilities and new social amenities. Through the mobilization of underutilized land through investment by the private sector, CDA can facilitate the expansion in commercial activity, residential supply and jobs.
The dates have been confirmed and the incentives are on the table, so potential bidders are being advised to do their due diligence early, i.e. examine their list of plots, locations and pricing so that, when the bidding opens in the Jinnah Convention Center later this month, they will be able to make a quick decision.
